Let’s start with the big one. The Navi Mumbai International Airport, something we’ve been hearing about for years, is finally taking shape in Ulwe.
From what we know, the first phase is expected to be operational by late 2025. That means shorter airport commutes, better flight options, and—if you’re into real estate—a huge bump in property demand in areas like Ulwe, Dronagiri, and Panvel.
It’s backed by CIDCO and the Adani Group, and once complete, it’ll be one of the busiest airports in the country.
1. Navi Mumbai International Airport (NMIA) – It’s Finally Happening!
As per Cidco’s land allotment rules, construction on leased plots must be completed and occupancy certificates obtained within four years. Although extensions are allowed with an additional lease premium (ALP) and service charges, many plot owners neither completed the construction nor cleared dues.
Despite multiple reminders and an amnesty scheme offering a 50% waiver on ALP and charges (valid till March 31, 2025), the response remained poor. Of the ₹900 crore due under the scheme, Cidco could recover only ₹100 crore.

This is going to be a game-changer—not just for Navi Mumbai, but for all of Maharashtra.

2. Navi Mumbai Metro Line 1 – Belapur to Taloja
If you live in Kharghar, Taloja, or Belapur, you’ll be happy to know that the Navi Mumbai Metro is finally rolling out.
The first stretch—Belapur to Pendhar—has completed trial runs and should be open to the public by the end of 2025. It’s just over 11 km long with 11 stations and will help reduce traffic on the Sion-Panvel highway and make daily commutes way less stressful.
3. Mumbai Trans Harbour Link (MTHL) – Cutting Mumbai Commute Time in Half
Imagine reaching South Mumbai from Navi Mumbai in just 20 minutes.
That’s what the Mumbai Trans Harbour Link is going to do. This 22 km sea bridge connects Sewri (Mumbai) to Nhava Sheva (Navi Mumbai) and is expected to open by the end of 2025.
Besides being the longest sea bridge in India, this will make areas like Uran, Nhava Sheva, and Panvel way more accessible and attractive for development.

Daily work commutes and port logistics are going to get a major upgrade.

Kharghar might soon be the go-to address for professionals looking to avoid the Mumbai grind.
4. Kharghar’s Corporate Park – Navi Mumbai’s Answer to BKC?
CIDCO has big plans for Kharghar. They’re working on setting up a full-fledged Corporate Park and IT hub that’ll attract startups, tech companies, and even some multinational firms.
This development will bring tons of new job opportunities, co-working spaces, cafes, and commercial buildings to an already fast-growing part of Navi Mumbai.
5. AIIMS Navi Mumbai – Better Healthcare is Coming
Another huge project coming up in Kharghar is AIIMS Navi Mumbai. Once completed, it will be one of India’s top government-run medical and research institutes—right here in the city.
The campus will offer world-class treatment, advanced diagnostics, and medical education. Plus, it’ll attract top doctors and specialists to Navi Mumbai.
